Before hiring a remodeling contractor, make sure you know who will be doing the actual work. Most contractors employ subcontractors to handle specialized aspects of their clients’ construction projects, but some don’t always supervise every step of the process, which can ultimately lead to communication issues and costly change orders. In fact, some contractors won’t even appear on the jobsite after they sign the initial contract, so it’s important to ensure your contractor will maintain a consistent jobsite presence before you sign anything.

“The person you talk to about your project might not even be the same person who shows up when the workers arrive,” cautions Brian Fitzmaurice, owner of Brian Fitzmaurice General Contractor in San Bruno. “Even if the contractor seems nice and presentable, that doesn’t mean he won’t send unfamiliar people to do the work. You should also make sure the contractor is licensed and insured, and always check the quality of their previous work by calling past customers.”

While Mr. Fitzmaurice doesn’t believe the use of subcontractors is a problem, he says it’s crucial to make sure any subcontractor used on your project has a long-standing relationship with the general contractor. That way, the contractor can vouch for the subcontractor’s reliability, honesty and quality of work. Mr. Fitzmaurice also recommends getting a detailed contract that specifies every step of the project. “The more detailed the contract, the safer you’ll be,” he says. “For example, it’s a good idea to know the specifics of the products your contractor wants to use, like the thickness of the plywood or sheet rock and the type of paint. Details prevent a lot of problems—if you get them all upfront, you won’t have any surprises.”

If your home was built before 1978 and you want to remodel it, you’re legally obligated to use a contractor who is EPA lead paint certified. The contractor should have the certificate on display on their website or in their office, but you can also check with the EPA to verify the certification is genuine. Lead paint exposure is a significant health hazard, especially for children, so it’s important to make sure your contractor is properly trained and certified before any work begins.

Brian Fitzmaurice: Embracing the Chaos

SAN BRUNO — As the son of a structural engineer, it’s no surprise that Brian Fitzmaurice got an early introduction to the construction field. “As a kid, I’d often tag along with my dad when he went to work,” he remembers. “As I got older, I spent my summers working alongside him, digging ditches and working backhoes. When I moved to California in 1981, I was lucky enough to get hooked up with a master carpenter, who taught me a lot during the years I worked for him. Eventually, I got my contractor’s license and struck out on my own.”

Today as owner of Brian Fitzmaurice General Contractor, Brian says he’s learned to embrace the chaos of his day-to-day work schedule. “At the moment, I have four different jobsites running, so I do a lot of bouncing around between them. Besides overseeing things and checking in with employees and clients, I like when I get a chance to do hands-on work, especially tasks that require finer detail like tile setting and finish carpentry.”

Originally from the Boston area, Brian recounts the roundabout course that landed him on the opposite coast. “After college, I decided to go to Europe, where I lived for almost a year before I ran out of money and realized it was time to come home. On a whim, I decided to fly to San Francisco and visit my sister. The weather here was so nice compared to the East Coast that I just ended up staying.”

Outside of work, Brian’s interests run the gamut from international travel to catching up on sleep. “I’ve been extraordinarily busy lately, so I’d say my current favorite hobby is sleeping,” he laughs. “However, I really like to travel. I’ve been to Japan about 30 times. That’s actually where I met my wife, Misa, so now we go there together and visit her family. Also, my son, Jason, has been in Eastern Europe for some time, so I visit him occasionally.” Brian also enjoys playing the stock market. “One of my main interests is investing. Before and after work, I’m usually on my computer trading accounts online.”

In regard to his professional career, Brian says it’s crucial to keep customer satisfaction in focus. “My clients are my bread and butter, so I try to take care of them, do good work and treat them the way I’d like to be treated. I’ve received a lot of good feedback from clients about how I keep them updated on their projects, which is something I guess a lot of contractors don’t bother to do. I just figure, if it was me, I’d want to know what was going on with my project, so I try to do that for others.”

When asked what his future retirement might look like, Brian says he’ll invest more of his time (and money) toward his favorite pastime. “I doubt if I’ll ever really retire, but if for some reason I couldn’t be out banging nails or running crews, I’d probably shift over to stock market investing. Back in 1996, when business was slow, I got licensed to be a registered stockbroker, which is something I’ve always wanted to do. I can see myself spending more time doing that in retirement.”

  • Choosing the Right Fasteners for Your Remodeling Project

    SAN BRUNO — There are several different types of fasteners (i.e. screws and nails) used in construction, but many homeowners overlook the fact that not every fastener is right for every application.

    For example, let’s say you’re remodeling your bathroom. In this instance, you’d want to use hot-dip galvanized screws in the shower area because they have good moisture resistance and won’t corrode. For tasks like attaching bathroom cabinets to the wall, you won’t need as much moisture resistance, but you’ll still want a little because of the condensation. In this case, you’d use screws with a thin zinc coating.

    Unlike the previous two fastener types, regular drywall screws have no coating whatsoever, so even the slightest amount of moisture will usually cause them to rust (particularly when used to fasten pressure-treated lumber). For this reason, they aren’t suitable to use on a bathroom remodel. By choosing the correct fasteners for the application, you can avoid having to redo this aspect of your work.

  • Differentiating Quality with Building Materials

    SAN BRUNO — When comparing construction bids, many people fail to account for the quality of materials to be used on their projects. Different levels of quality have different costs, so it’s important to remember that you get what you pay for. Here are a couple of examples that demonstrate the difference in performance between low- and high-quality building materials:

    Baseboards
    When choosing new baseboards for your home, you typically have the option of either a real wood product like pine or an engineered product like medium-density fiberboard (MDF). While they may look the same, the difference in performance is significant. For one, MDF isn’t suitable for use in bathrooms or kitchens because it draws in moisture like a sponge. If it gets wet at all, the baseboard will expand and its profile will permanently change, which will require replacement. Additionally, since MDF is basically compressed sawdust, it’s easily breakable. In contrast, baseboards made from real wood are much stronger and hold up better to moisture.

    Grout
    Conventional grout is basically just cement—a powder you have to mix with water before applying. The problem is, if you’re not consistent with your mixture, the color can vary after you’ve washed it. It’s also necessary to seal conventional grout because it’s very porous and will stain if anything spills on it.

    A more recent product is urethane grout, which offers several benefits over the conventional product. For one, it comes premixed from the factory, which makes it easier to install and provides better color consistency. Additionally, it doesn’t need to be sealed like conventional grout, and it’s more durable, which means it’s less likely to develop cracks.

    With either of the aforementioned examples, the higher quality material will cost substantially more than the lesser quality one. However, when you consider the long-lasting durability that a higher quality product offers, it’s obvious that it’s worth the extra investment. Having to replace a lower quality material that fails will result in more costs over the long term, so be sure to make the right choice when selecting materials for your project.

    SAN BRUNO — Host, Sarah Rutan: When performing home improvements, it’s important to use the right type of fastener for the application. Today we’re in San Bruno with Diamond Certified Expert Contributor Brian Fitzmaurice of Brian Fitzmaurice General Contractor to learn more.

    Diamond Certified Expert Contributor, Brian Fitzmaurice: Okay, I want to talk a little bit about fasteners today, and quality work versus lesser quality work for a bathroom, for example. So, a lot of different fasteners. They all have a specific use. These are all screws that we use. This, in the green box, is [00:00:21 pocket] galvanized screws. We would want to use these probably in, you know, in the shower area – something like that – with all the framing, and areas that might get moist, because these will hold up. They won’t rust, they won’t corrode, they got good resistance to that.

    These screws are from the same company, but they’re not – they don’t have the hot-dip coating on them, they have just a thin zinc coating. We’d use these, typically, on the bathroom cabinets – attaching things to the wall – that sort of thing. They don’t need the heavy resistance that these have.

    That, as opposed to – these are the regular drywall screws. They’re black, they have no coating on them at all. Any moisture will usually make these rust, particularly if you are screwing them into pressure treated lumber. If that’s part of your framing in your bathroom, you would not want to use these. You’d definitely want to use these – with the hot-dip coating.

    SAN BRUNO — Host, Sarah Rutan: Whether you’re installing new baseboards or putting in new grout, it’s important to account for quality when choosing your materials. Today we’re in San Bruno with Diamond Certified Expert Contributor Brian Fitzmaurice of Brian Fitzmaurice General Contractor to learn more.

    Diamond Certified Expert Contributor, Brian Fitzmaurice: Okay, today I want to do a comparison on different materials and relative costs. Quality work versus not so quality work. What I got to start with here is a couple of pieces of baseboard. It’s actually the same profile – it’s a standard profile – and one of these products – this one is MDF, medium fiberboard, and it’s basically a compress sawdust. And, this other one is a finger jointed pine. It’s the same profile, it’s just real wood, whereas this is sawdust.

    The main difference between these is this really – the MDF – isn’t really suitable for a bathroom and kitchen because this really draws moisture in like a sponge. And, if it gets wet at all, it expands, and the profiles change forever. If it gets wet, you’ve pretty much got to throw it away.

    This stuff, it’s wood, so, you know, it holds up a lot better to moisture. It doesn’t really draw in as much moisture as the MDF. So, bathroom, kitchen – definitely wouldn’t want to be using this stuff in there. This stuff’s a lot cheaper than this. So, that’s one reason why people go for it, but really, it’s – this is a superior product for bathroom – wet areas.

    Let me see. What else in this – yeah, this stuff – the strength on this is not very good either. It’s just really bendy, and it’s basically cardboard. Pretty easy to break. And then, it looks like that. You can see what’s in there. Doesn’t look real good when considering a wet area. And, the pine – far superior product. I’d recommend that in there. So, that goes in to the cost difference for, you know, why things cost more.

    Another thing I wanted to talk about today is grout. Similarly there’s higher quality stuff and lower quality stuff. And, this is typical grout. This is just cement. It’s just grout. It comes in a powder. You’ve got to mix it with water and put it in the grout joints of tile. And, you’ve got to clean it. And, when you mix it and clean it – if you’re not really consistent with your water and cleaning – the colors can vary. This stuff also needs to be sealed because it’s really porous. If anything gets on it, it will stain it.

    This is another product we’ve been using for the last few years. It’s a urethane grout. It comes from the factory premixed, and it’s really easy to install. We just need to stir it up a little bit, and then it’s good to go. And, this stuff is very consistent in the color, and when you wash it the color just stays consistent throughout the job. And, you don’t need to seal it, and it’s way more crack resistant. And, the thing is though, this is about triple the cost of that. So, that’s part of the reason why a higher quality job costs more than, say, a lesser quality job. Things like that.
