Take simple maintenance steps to extend the life of your water heater. By periodically inspecting and maintaining your water heater, not only will you keep it operating at its peak potential, you’ll also prevent costly repairs/premature replacement and substantially reduce your energy costs. Heavy-duty repairs should always be handled by a professional, but there are plenty of basic steps you can take to ensure your system is functioning properly. Consider the following tips:

• Check your water heater’s temperature and pressure relief valve annually. Consult the heater’s operating manual for the correct procedure. If the valve doesn’t work, have it replaced. Important safety note: Hot water will drain from the line connected to the relief valve when you open it, so make sure you have a bucket ready. According to the Uniform Plumbing Code, a pipe should be connected to the pressure relief valve and extend along the side of the tank to within six inches of the floor. This extension pipe prevents hot water from spraying when the valve is released or if a malfunction occurs.
• Every six months, open the drain valve near the bottom of your water heater’s tank and drain one or two gallons of water into a bucket or through a garden hose. This will remove any sediment that may have accumulated in the tank bottom. If this procedure isn’t done regularly, residual sediment particles may prevent the drain valve from reseating properly upon closing and the valve washer may have to be replaced.
• If you have a gas-fired water heater, inspect its exhaust stack annually to ensure all pipe connections are secure and free of rust, corrosion and obstructions. It’s essential that these water heaters vent their gases to the outside—gases that escape inside the home could be lethal and pose a fire hazard.
• If you’ve installed an insulation blanket around the tank of your water heater, check every three months to ensure the insulation stays in the proper position. Make sure it’s not blocking the combustion air inlet or exhaust vent.
• Frequently check the temperature setting on your water heater. If it’s above 120 degrees Fahrenheit or if your dishwasher doesn’t have its own heating element, you’re wasting energy and increasing the risk of you or a family member being scalded by hot water.
• If you have a tankless water heater, check the temperature gauge on its boiler every six months. Consult the operating instructions to determine the correct temperature setting.

A: A quality water heater should last 20 to 25 years. You can compare that to a low-end heater, which will last about eight to 10 years. It’s almost always worthwhile to spend a few more dollars and get double the life.

Q: Can a tankless water heater provide enough hot water for a three or four bedroom house?

A: Yes. Tankless water heaters provide the same amount of water as standard water heaters. The only difference is they don’t turn on and off all day to keep the water hot, so they save energy and lower utility bills. Matthew Hechim: Water Heater Master

CONCORD — Matthew Hechim’s involvement in the plumbing industry may have begun from a family connection, but it was his own talent and drive that led to his mastery of the trade. “My grandfather worked construction, and when I was growing up, I tried my hand at several aspects of the industry, from demolition to concrete to carpentry,” he says. “I enjoyed plumbing the most, so that’s what I ended up sticking with. I started doing it professionally in the early ’90s, worked my way up from an installer to a field supervisor and, in 2006, founded Water Heaters Masters with my partner, Alex Diaz.”

Today, after 25 years in plumbing, Matthew says his favorite part of his job is the versatility made possible by modern industry innovation. “Things have changed a lot since I first started—there are more high-end, energy-efficient products on the market, which gives us more flexibility when it comes to finding products that meet our clients’ needs. Plus, with our long-term experience, we’re able to utilize today’s technology to come up with smart solutions for particular problems.”

A lifetime resident of the Bay Area, Mathew grew up in Brisbane and today resides in Vacaville with his wife, Maura, and daughter, Samantha. Outside of work, he enjoys spending time with family and pursuing outdoor activities. “As a family, we love going skiing at Lake Tahoe in the winter, as well as going to Disneyland when we get a chance,” he says. “I also enjoy fishing; playing golf; and going to 49ers, Raiders, and Warriors games.”

In regard to his professional career, Matthew espouses the value of going above and beyond for customer satisfaction. “In addition to doing good work, I think our commitment to taking care of our customers is the secret to our success,” he affirms. “For example, we always clean up after ourselves because we want to leave things looking better than when we arrived. Also, if a customer has a problem with something we’ve installed, we go back and take care of it at no extra charge. It all comes down to customer service.”

When asked what his future retirement might look like, Matthew says he’ll make sure to stay active. “I’ll probably play a lot of golf and do a lot of hiking, as well as get involved with some type of charity work. But as it stands, I’m not really thinking about retirement because I like working, and I hope to be doing plumbing for a long time.”

  • Inspecting Your Water Heater

    CONCORD — For most homeowners, water heaters tend to be out of sight and out of mind. In reality, periodic water heater inspection is an important aspect of home maintenance, mainly because it allows you to preventatively identify problems like leaks and safety risks.

    When inspecting your water heater, the first thing you should look for is proper safety. Due to earthquake concerns, any standard water heater installed in the Bay Area is required to have two support straps—one on the lower third of the tank and one on the upper third. These straps should be anchored to the wall by a sturdy support like a wall stud or post. Since most water heater tanks weigh more than 500 pounds, if yours shakes loose during an earthquake, the water and gas lines could be ripped loose.

    Once you’ve verified the safety of your water heater, it’s time to check for water leaks. Start at the top of the tank and check connections like the water lines and shut-off valve for signs of moisture or corrosion. The next place to inspect is the drip pan beneath the tank. Everything should look dry—if you see water in the pan, you may have a leaky drain valve or flex line.

    To preventatively identify leaks and safety risks, make it a point to inspect your water heater every six months.

    CONCORD — Host, Sarah Rutan: Water heaters are easy to ignore, but the truth is they should be inspected on a regular basis. Today we’re in Concord with Diamond Certified Expert Contributor Matthew Hechim of Water Heaters Masters to learn why.

    Diamond Certified Expert Contributor, Matthew Hechim: As a homeowner, here’s some things you can look for when inspecting your water heater. First, earthquake bracing. In the Bay Area, we have earthquakes. Very important– Probably the most important thing to look at. Make sure you have straps. A standard 30, 40, or 50 gallon water heater should have two straps. One on the lower third, and one on the upper third. These straps should be anchored to the wall into studs or a post; something strong. Or even a concrete wall. These tanks weigh over 500 pounds; if they shake loose in an earthquake and they’re not strapped in, those water lines could rip loose, the gas line could rip loose, water damage, fire, all that.

    Another thing you could look at– We’ll come up here. Another inspection you can do is your connections on top: your cold and your hot lines. You want to make sure there’s no moisture, no water, no corrosion. This is dry up here. You can see that there’s no signs of any leaks. The washers must be good. This is fairly new, it’s only a couple years old. You’ve got your shut-off up here, you could look at that, see if there’s any drips, any corrosion. Everything looks good.

    So, we’re good up here, but you could still have another leak. So what we want to do is come down here, and if it’s in a pan you want to look at the pan. You may need an inspection mirror, you can look behind the tank with an inspection mirror or a flashlight. Or you can just look inside the pan, see if there’s any moisture in the pan. If there’s no pan you can look at the floor where it’s sitting on. If everything looks dry and you’re not getting a drip from your drain valve, everything looks good, you’re good to go. If you see a small leak — could be the drain valve or one of the flex lines on top– good to repair that as soon as possible. That could damage the tank, it could damage the substructure, those are easy repairs if you catch them quick. If you don’t, you may have to replace your water heater.

    So it’s best to inspect your water heater, like I said, every six months. A year would be pushing it, but I would say every six months. Keep an eye on it, if you see anything call your local plumber.

Alex Diaz: From Planes to Plumbing

CONCORD — Alex Diaz may have traded a career as an airplane mechanic for a career in plumbing, but he has no regrets about his earthbound livelihood. “After studying aviation in college, I got my aircraft mechanic’s license and started looking for work,” he recounts. “When a prospective job with United fell through, I started to look elsewhere—basically, any job that would allow me to work with my hands. I ended up getting into plumbing, and to my surprise, I totally fell in love with it. I especially enjoyed the interaction with customers. When you work with plane engines, you’re usually by yourself, but as a plumber, you get to meet new people every day, listen to their stories and share some of yours.”

After two years working for a company called Water Heaters Only, Alex got an opportunity to transfer from his home city of Chicago to California and be a supervisor for the company’s West Coast division. “At first, my wife and I were hesitant about the move­—after all, we’d never even been to California,” he remembers. “I flew out here by myself to check it out, and the minute I landed, I fell in love with California. Being from the Midwest, where everything is flat, when I saw all the hills, trees and greenery, I was captivated.”

Upon starting his new position, Alex met Matthew Hechim, another supervisor for the company. After six years of working together, Matthew suggested they break off and go into business for themselves. “Matthew and I had a similar vision of owning our own business, so it seemed like a good idea to partner up. We both got our plumbing licenses and started our own company.”

Today, as co-owner of Water Heaters Masters, Alex says he appreciates the liberating feeling he gets from owning his own business. “I just love the freedom and independence, from making my own schedule to being able to structure the company as I see fit. I would recommend to anyone who wants to advance their career to start their own business. It’s not easy, but at the end of the day, it’s more satisfying.”

Born and raised in Puerto Rico, Alex now lives in Brentwood with his wife, Yaizmara, son, Gio, and daughter, Xiara. Outside of work, he says the bulk of his free time is spent supporting his kids’ high school sports careers. “My son plays baseball and my daughter plays softball, and they both do a lot of traveling for their teams. I played NCAA Division II baseball in college, so it has been awesome to see my kids follow in my footsteps.” When he’s not attending his kids’ games, Alex enjoys hanging out with his dogs (a black lab and two Olde English Bulldogges) and spending the occasional day at the beach.

When asked the first thing he’d do if he were to retire tomorrow, Alex says he’d get further involved in youth sports. “I would do some coaching or maybe start a local baseball organization for kids. I think sports are a huge outlet for kids—instead of playing video games all day, they should be outside exercising and interacting with others.”

  • How to Stop a Water Heater Leak

    CONCORD — If you discover a leak in your water heater, the first thing you should do is turn it off to prevent further leakage. However, in order to do so, you’ll need to know the correct procedure. Here’s how it’s done:

    1. Turn off the water heater’s shut-off valve. Typically, this is found on the right-hand side of the tank. Grab the valve handle and rotate it a quarter-turn; this should stop water from entering the tank.

    If the shut-off valve isn’t working, you may need to shut off water to your entire home (depending on how bad the leak is). Every homeowner should know the location of their home’s main water shut-off valve—it’s either just outside the home or at the sidewalk. This shut-off valve can also be used to prevent water damage in the event of a broken pipe or other major leak.

    2. Turn off the gas. There are two ways to turn off gas to a water heater, the primary being the gas shut-off valve on the tank itself. Just like the water shut-off, give this valve a quarter-turn. If the valve isn’t working, you can shut off the gas via the water heater’s thermostat. Simply rotate the dial until it reaches the “Off” setting, which will extinguish the pilot light.

    3. Call a plumber. Before calling, locate and write down your water heater’s model number and serial number. This information will let your plumber know what to expect before arriving.

    CONCORD — Host, Sarah Rutan: In the event of a leaking water heater, you’ll need to know the proper procedure for shutting it off. Today we’re in Concord with Diamond Certified Expert Contributor Alex Diaz of Water Heaters Masters to learn more.

    Diamond Certified Expert Contributor, Alex Diaz: So you’ve discovered that your water heater’s leaking all over the garage. So here’s some tips — professional tips on how to prevent the water heater from leaking even more. So we’re going to climb up here– So the first thing we’re going to look for is the actual shut-off to the water heater. And most water heaters have a shut-off on the right-hand side. In this case it’s this yellow handle, which is a ball valve. What you’re going to want to do is grab the ball valve, and then do a quarter turn. It’s called a quarter-turn valve. That’ll stop the water heater — Or, that’ll stop water from coming into the water heater.

    The very next thing we want to do is. We want to step down here. The very next thing we’re going to do is we’re actually going to try to turn off the gas. And there’s two ways to turn off the gas, one is the primary and the secondary. So we’re going to talk about the primary. The primary is this one here. It’s also a quarter turn valve, so we’re going to go ahead and turn that off. That’ll shut the gas off. The very next thing. Let’s say this valve is not working. We’re going to go by the thermostat.

    So if you come down here, you have a thermostat. And this thermostat also has the capability of turning off the gas. One way to tell where the gas will be off, there’s a setting that tells you “off.” So you have a pilot off button. So you want to go ahead and focus on the off button, so what you want to do. You want to rotate this dial all the way to the off button. Once you have this off, then this status light will not continue to run.

    Now that you have the water heater under control, the very next thing you’re going to do is, you’re going to get two pieces of information. You’re going to get the model number, and the serial number. You want to make sure you write that down and call the local plumber. Thank you, and have a great day.

    CONCORD – Host, Sarah Rutan: In the event of a catastrophic leak or other water-related emergency, you’ll need to know how to access and shut off your home’s water main. Today we’re in Concord with Diamond Certified Expert Contributor Alex Diaz of Water Heaters Masters to learn more.

    Diamond Certified Expert Contributor, Alex Diaz: So you’ve discovered that the shut-off to the water heater doesn’t work. So the next thing you do is — Let’s say you can’t shut it off at the water heater, what you want to do, is you want to look for the main shut off to the home. And it’s a good thing to know, where the main shut off is in the home. If you don’t know where it is, usually it’s in front of the house or behind a bush — Or, usually one way to find out exactly where the main shut-off is, is you actually line it up, where the main shut-off to the house comes in. And if you draw a straight line all the way through, you’ll find this.

    So this right here is the water shut-off. This turns off the entire main to the whole house. And in this particular case this is what’s called a ball-valve shut-off, a full port ball-valve, so what you want to do in this case, you want to turn this handle up this way. That shuts the water completely off to the home. So in case of an emergency, or you have a leak inside the house, contractor ruptured a pipe accidentally, this is where to go. This turns off the entire water to the whole house and I hope this helps. Thanks again.

Call them first.

In this particular case, there was nothing wrong with the unit. It was just the gas pressure. They gave me explicit directions of what to say to PG&E, what their response would be and how to combat that response, so that they would do exactly what was needed. It worked and they adjusted the gas pressure and it now works fine.
