When it comes to avoiding plumbing disasters, it’s all about preventative maintenance and using the right tools.

We’ve all dealt with gurgling sinks or toilets that won’t drain. As the water rises, so does the panic of knowing you’ll have to deal with a potentially expensive mess. To avoid these types of situations, it’s best to take a preventative approach to your plumbing system.

Dealing with immediate plumbing problems
Plumbing is hidden, so it’s easy to ignore until something goes wrong. For that reason, most of us lean on quick remedies such as Drano or plungers. However, according to Chris Marcus, CFO of Miracle Plumbing Inc. in San Jose, those aren’t the right options.

“Never use a plunger on a toilet,” he cautions. “It might clear the clog, but the long-term results can be costly. When you use a plunger, you risk blowing out the toilet’s wax ring, which could cause leakage that starts underneath the toilet and ends up at the subfloor. If the damage is severe enough, you might have to pull up your tile and redo your entire subfloor.”

Likewise, liquid plumbing cleaning products can come with unintended consequences. “Drano can eat away at pipes and eventually cause them to break,” warns Mr. Marcus. “You may not even know it’s happening, and when it does, it’ll be too late to stop. Instead of a liquid plumbing cleaner, use an auger or a snake to clear clogs.”

Prevent future plumbing problems
Preventing plumbing issues is just as important as fixing them. First, don’t flush things that aren’t supposed to go down the toilet. “Flushable wipes and moist towelettes are the worst things you can put down a sewer line,” says Mr. Marcus. “Even if a product claims to be flushable, it’s flushable at your expense.”

So, how can you tell what’s truly flushable? Mr. Marcus says if you have a hard time breaking something apart with your hands, it won’t break apart in your sewer line. “Those things will get stuck in the nooks and crannies of your sewer line and eventually clog it up.”

Another good preventative maintenance measure is hiring a company to perform high-pressure hydro jetting. According to Mr. Marcus, hydro jetting works to clean and unblock pipes by scouring the sides and fighting obstructions in front. “It’s really effective on kitchen sinks and other areas where grease builds up,” he says. “Homeowners should have their plumbing lines hydro jetted once a year, and commercial businesses and restaurants should do it several times a year depending on their individual needs.”

Q: How quickly can you get to my house?
A: It depends on our current schedule, but we always try to accommodate every call that comes in. Once we determine our schedule, we’ll give you a two-hour window for our arrival. We’re available for emergencies as well, so we can prioritize your call if necessary.

A: We charge a flat rate for each job. Our integrated software gives a price for every scenario, so you’ll know the price of your job before work begins. If we discover something else that needs to be addressed, we’ll go over your options and get your approval before doing anything.

Q: Can you give me advice over the phone?
A: Yes, depending on the type of problem. We like giving people advice for solving simple issues because it helps them understand their plumbing systems better. For example, a lot of people don’t realize there’s a reset switch underneath their garbage disposal. If your disposal isn’t working, you can use that switch to try and reset the system. We’d rather give our customers that type of advice instead of charging them to do it ourselves—it saves everyone time and money.

Q: Can I plunge my own toilet if it clogs?
A: You should never use a plunger to fix a clog—that’s not the right tool for the job. If you use a plunger, you could blow out the wax ring and cause a leak underneath the toilet, which could reach the subfloor and cause a lot of damage. Instead, you should use a snake or an auger. It may cost you $50 or so, but it’ll protect your plumbing system.

Q: How can I keep my drain lines clear?
A: Don’t use Drano or other substances. Preventative maintenance like high-pressure water jetting is a good idea. Chris Marcus: Like Father, Like Son

SAN JOSE — Having been raised by a plumber, it’s no surprise that Chris Marcus grew up to become one himself. “My father, Phil, has been a plumber since before I was born,” he recounts. “I started going to work with him when I was eight or nine years old. As time went by, I started doing bigger and more complex projects, and by the time I was 16, I had pretty much decided I was going to do plumbing as a career. After doing my own thing for several years, I ended up going into business with my father, and we’re still partners today.”

Today, as CFO of Miracle Plumbing Inc., Chris says his favorite part of his job is the variety. “Plumbers deal with a wide range of problems, so I appreciate the fact that I get to do something different almost every day. Plus, I love taking on the challenges presented by all the different aspects of plumbing.”

A resident of San Jose, Chris spends most of his time outside of work with his sons, Josh and Zane. “Josh is in college and Zane is four, so they’re on very different levels,” he says. “Zane pretty much just wants to play all the time, which is a lot of fun, whereas Josh and I usually do things like play video games or build computers.” Chris also enjoys walking around the historic downtown areas of nearby towns like Willow Glen, Saratoga and Los Gatos.

In regard to a professional philosophy, Chris espouses the value of taking pride in your work. “I believe you should take pride in how you present yourself, how you conduct business and how you treat your customers,” he asserts. “If you do that, you can be sure to get the maximum value out of whatever you’re doing. Plus, your customers will recognize and appreciate it as well.”

When asked the first thing he’d do if he were to retire tomorrow, Chris says he’d take a tropical vacation. “I’ve always wanted to go to Bora Bora and stay in one of those huts above the water. I can just imagine waking up in the morning, jumping into that crystal clear water, getting back out and having a cup of coffee. That would just be awesome!”

  • Making Water Heater Maintenance Financially Viable

    SAN JOSE — Regardless of what type of water heater you have, if you want it to achieve its full lifespan, you’ll need to maintain it consistently. A traditional water heater needs to be flushed annually to remove sediment buildup from its tank. At this time, the water heater’s anode rod (which helps minimize corrosion inside the tank) should also be inspected. Typically, an anode rod only lasts up to two years, at which point it needs to be replaced; flushing the tank each year helps maximize its lifespan.

    While these measures are important for keeping your water heater performing optimally, there’s just one problem: paying for maintenance every year can be expensive. In fact, it may actually be cheaper to forgo maintenance altogether and just replace your water heater every five years. Of course, this isn’t ideal. After all, having to buy a new water heater so often isn’t very convenient, and it certainly isn’t a very Green option. So, what else can you do?

    Fortunately, there is a way to make water heater maintenance more financially viable. When buying a water heater, you typically have three options: a six-year warranty model, a nine-year model or a 12-year model. What most consumers don’t know is that a 12-year water heater comes with two anode rods. Together, those anode rods will last twice as long as one rod would. Because of this, you can get away with maintaining your water heater half as often—every two years instead of annually. This will allow you to get a full lifespan out of your water heater for half the maintenance cost, so it’s really a win-win.

  • Quick Fixes for Two Garbage Disposal Issues

    SAN JOSE — Plumbing companies get a lot of calls from customers who are having garbage disposal issues. However, in many cases these issues can be easily resolved by the homeowner—they just need to know what to do. Here are a couple of common garbage disposal issues and how to remedy them:

    The disposal makes a humming sound but doesn’t move. Typically, this means the disposal is jammed. To unjam it, get an Allen wrench and insert it into the center slot at the bottom of the disposal (under the sink). Turn the wrench a couple of times in each direction—this will manually move the grinder mechanism and should remove whatever is jamming it.

    The disposal isn’t working at all (unresponsive). If your garbage disposal is unresponsive, it may just need to be reset. Simply press the reset button at the bottom of the unit—that should get it up and running again.

    Phil Marcus: Oftentimes we get calls from customers with garbage disposal issues and those issues can be simply resolved by the homeowner. Two of those instances would be the garbage disposal, when they hit the switch makes a humming sound with no – it’s not working. That would be simply unjammed from the bottom of the garbage disposal with a – with a wrench – an Allen wrench. The other instance would be they hit the switch and there’s no sound at all. Those would simply be a reset button at the bottom of the garbage disposal, just hitting that button and the garbage disposal should be up and running at that point.

    SAN JOSE — Host, Sarah Rutan: Regardless of whether you have a traditional water heater or a tankless model, regular maintenance is crucial to ensure long-term performance. Today we’re in San Jose with Diamond Certified Expert Contributor Chris Marcus of Miracle Plumbing to learn more.

    Diamond Certified Expert Contributor, Chris Marcus: So, a lot of people forget to maintain their water heater. For tank type and tankless water heaters, they only need to be maintained annually. For tank type water heaters, they need to be flushed and the anode rod needs to be inspected on the water heater yearly. The anode rod typically lasts about one to two years, after which when the anode rod goes out, that’s when the corrosion will set place in the water heater itself. That’s why it’s very imperative that it is maintained annually. On tankless water heaters, it is a must. You have to maintain that tankless water heater. It needs to be flushed out every year. If that tankless water heater is not flushed out every single year, you’ll get about maybe two, three years tops and that tankless water heater will be garbage.
