Along with decreasing your carbon footprint and using less fuel, a high-efficiency HVAC system can keep your home more comfortable and save you money over time. However, individual results vary depending on the home, location and use of the equipment. One way to determine value versus investment is to think about the length of time you plan to be in your home. “If you’ll be in your home for more than three years, getting a high-efficiency HVAC system is a good investment,” says Mr. Gailas. “It’ll be more expensive, but you’ll get a return on your investment within the first few years.”

If you don’t plan to live in your home for a long time, choosing a traditional HVAC system with a lower price tag can be a money saver. “Most potential buyers care that a property has a new HVAC system, but the ‘high efficiency’ label won’t help you recoup the additional cost,” cautions Mr. Gailas.

Another factor to consider is how you use your HVAC system. If you like open windows and only use your system on the hottest and coldest days, a traditional unit may offer all that you need. However, if you use your system often, high-efficiency equipment will offer the best value. “With a traditional system that’s 80% efficient, about 20 cents of every dollar goes out the chimney every time the system runs,” explains Mr. Gailas. “But a high-efficiency system that’s 97% efficient only loses about three cents for every dollar spent on fuel. If you run your system often, that can eventually add up to more than the initial cost of a high-efficiency system.”

Q: Should I repair or replace my current HVAC unit?
A: It depends on the age and condition of the unit. It’s a good idea to start thinking about replacing your system if it’s more than 15 years old. That way, you can put the repair money into a new unit and not worry about it for another 20 to 30 years. Repairing an older HVAC system is never a guarantee because components can break.
