Maintaining your heating/air conditioning system is important not only for keeping it running properly, but for avoiding costly repairs in the future. Jake Newman, owner of Burkell Plumbing, Inc. in Sausalito, says homeowners should schedule yearly maintenance tune-ups by qualified HVAC technicians who will clean or replace air filters, check and clean their units, and look for system cycle irregularities. “For example, some people don’t look at their furnaces for years. They don’t realize an improperly maintained furnace can overheat, which can cause all the components to fail and eventually ruin it. When a furnace is maintained as it should be, it’s quieter and runs much better.”

Remember, all major HVAC problems should be handled by a qualified contractor, but there are some simple steps you can take to ensure your system works as efficiently as possible. Here are some general tips for maintaining your heating/air conditioning system:

• Check thermostat settings to ensure the system keeps you comfortable when you’re home and saves energy while you’re away.
• Tighten all electrical connections and measure voltage and current on motors. Faulty electrical connections can cause unsafe system operation and reduce the life of major components.
• Lubricate all moving parts. Parts that lack lubrication can cause motor friction and increase the amount of electricity the system uses.
• Check and inspect the condensate drain in your central air conditioner, furnace and/or heat pump (when in cooling mode). A plugged drain can cause water damage in the house and affect indoor humidity levels.
• Check system controls to ensure proper and safe operation. Check the starting cycle of the equipment to ensure the system starts, operates and shuts off properly.

Cooling systems
• Clean evaporator and condenser air conditioning coils. Dirty coils reduce the system’s ability to cool your home and cause it to run longer, increasing energy costs and reducing the life of the equipment.
• Check your central air conditioner’s refrigerant level and adjust if necessary. Too much or too little refrigerant will make the system less efficient.
• Clean and adjust blower components to provide proper system airflow for greater comfort levels. Airflow problems can reduce your system’s efficiency by up to 15 percent.

Heating systems
• Check all gas connections (gas pressure, burner combustion and heat exchanger). Improperly operating gas connections are a fire hazard and can contribute to health problems. A dirty burner or cracked heat exchanger causes improper burner operation. Either can cause the equipment to operate less safely and efficiently.

Jake Newman Jr.: The Next Generation

SAUSALITO — As a second-generation participant in his family’s plumbing and heating business, Jake Newman Jr. was destined to follow in his father’s footsteps. “My dad has been with Burkell Plumbing for almost 40 years and became the owner when I was in my early 20s,” he explains. “I’d started helping out with the business a couple of years prior, doing things like cleaning the shop, delivering parts and helping with paperwork in the office. When I turned 21, I enrolled in an HVAC certification program at Specialty A/C Institute in Benicia, where, in addition to classroom education, I received hands-on training in their warehouse. After graduating, I returned to Burkell Plumbing, and I’ve spent the last few years managing the HVAC side of the business.”

Today, Jake says his favorite part about being an HVAC service manager is helping people in his community by keeping them comfortable in their homes. “I also like being out and about every day. No two days are the same, which keeps things interesting.”

A resident of Marin County, Jake expresses his appreciation for the area’s aesthetically pleasing character. “Besides having a lot of great people, Marin County has some of the most beautiful scenery around. Between Mt. Tam overlooking us and the ocean surrounding us, it’s a very picturesque setting.”

Outside of work, Jake partakes in a variety of pastimes that vary from season to season. “In summer, I like being outdoors, whether hiking on Mt. Tam or going to the beach or a local lake for some fun in the sun,” he details. “In winter, I like going to Reno or Tahoe to see the snow, or just staying in and relaxing by the fire.”

In regard to his professional career, Jake believes good leadership requires a subtle balance. “I follow in my dad’s footsteps a lot—not just in how he lives his life but how he runs his company. He has created a work environment that’s fun and laid-back, but at the same time we’re very serious about maintaining a high standard of quality work and service. I think our employees respond well to that balance. It enables them to enjoy their jobs but also keeps them focused on doing their best. When a business’ staff is both happy in their work and devoted to a high standard of quality, that’s a recipe for success.”

When asked the first thing he’d do if he were to retire tomorrow, Jake says he’d head to a tropical locale. “First, I’d sleep in. Then I’d probably take a vacation to someplace hot, sandy and happening. Miami, Bali, Mexico, the Bahamas…any of those would work just fine.”

  • How to Troubleshoot Your Thermostat

    SAUSALITO — If your thermostat stops working, there are a couple of things you should check before calling a professional. The first is simple: make sure it has batteries. Locate the battery compartment either by taking the thermostat off the wall or removing its face or cover. While you’re checking for batteries, you should also check to see if there’s any corrosion on the battery contacts. If there is, clean it off using a cotton swab and white vinegar.

    If the batteries are in place, you’ll need to take another step to diagnose the situation. After removing the thermostat from the wall, take a gator clip or piece of insulated wire and insert the ends into the R and W terminals on the wall-mounted wiring panel. This is a technique used by HVAC technicians to “jumpstart” a furnace when the thermostat is malfunctioning. If you’re able to turn on the heat this way, you know your problem is either a malfunctioning thermostat or just dead batteries. If you don’t get a response, the problem may be with the internal components of the furnace.

    If the problem appears to be internal, you should call an HVAC technician to look into it. However, if all you needed was to replace the thermostat’s batteries, you just saved yourself the cost of a service call.

    SAUSALITO — Plumbers often receive calls from customers who are having issues with their backflow devices. However, did you know most homes have two types of backflow devices? Knowing the difference (and specifying the type for your plumber) can be helpful when calling to request service.

    The first (and most common) type is the sewer backflow device. This device sits on top of the sewer pipe outside of your home. If the sewer backs up, the device will pop up and allow the sewage to spill out onto the ground instead of inside your home.

    The other type of backflow device has to do with your home’s drinking water. Basically, this device ensures proper sanitation by preventing drinking water that enters your home from going back into the general water supply.

    Knowing the difference between these two backflow devices can help you be more specific with your plumber about the problem you’re having, which will ensure they send the right personnel and equipment to your home.

    SAUSALITO — Host, Sarah Rutan: Did you know that most homes have more than one type of backflow device? To learn more, we’re in Sausalito with Chris Fricke of Burkell Plumbing, speaking on behalf of Diamond Certified Expert Contributor Jake Newman Jr.

    Chris Fricke: Hi. A common phone call we get from a customer will be calling to say that they’re having an issue with their backflow device. My first question is, which backflow is it? It’s important to know most houses have two different backflows. And we want to know which one it is so we can send the right technician to service it.

    So, the one backflow that’s common is the sewer backflow. This sits on your sewer pipe. If the sewer plug’s up, this will pop off, and sewage will spill out on the ground. So, we can send somebody with a snake to clear the drain.

    The other backflow is the backflow that has the domestic water coming in. This is the drinking water from the water district coming to your house. This prevents the water, once it’s in your house, from going back into the drinking water supply. It’s a safety backflow.

    So, knowing the difference between these two backflows before you call your plumbing contractor is very important. That’ll ensure we get the right person to do the job for you.

    SAUSALITO — Host, Sarah Rutan: If your thermostat stops working, there’s one way to tell whether it’s an easy fix or a more in-depth problem. Today we’re in Sausalito with Diamond Certified Expert Contributor Jake Newman Jr. of Burkell Plumbing to learn more.

    Diamond Certified Expert Contributor, Jake Newman Jr.: When dealing with your residential, at-home thermostat, if you are not getting a call for heat or getting any sort of response out of it, one, before you call your local technician, you might want to check to see if your thermostat has batteries in it – either in the back of the stat or sometimes along the wall where it’s mounted. If you can’t seem to get it to turn on, one easy thing: Make sure your batteries are good. Make sure there’s no buildup. And make sure it’s powered up.

    If you’re good with the batteries, you can always take a gator clip, like us technicians use to bypass and jump devices – or even an at-home piece of wire, kind of like the thermostats have. You can put this across the R and W terminals, which it makes a call for heat, without using the thermostat. If you get a response, then you know you have a bad thermostat or bad batteries. If you don’t, then it seems more internal with the furnace, and then you should call your local technician. Save a few bucks, though; check your batteries, check the system before you call us out to fix it.
