Steve and Edgar are in close contact with the homeowner in during the re-roof process to make sure everything goes smoothly. He’s also there to follow up, making sure that complete clean up proceeds quickly and the customer is 100 percent satisfied.

Be careful of a roofing company cutting corners. There are always ways. Protect yourself by hiring a company with integrity, says Steve Daddario of Daddario Roofing Company.

Since even the most diligent companies can’t monitor their employees every moment, “You must have people who care about their work,” says Mr. Daddario. “No matter how diligently a job is supervised, if workers want to cut corners they can.”

Your best hedge against these problems, says Mr. Daddario, is to hire established roofing companies with a proven track record. If possible, choose one with long-term employees, who tend to be the most loyal and well treated—and typically repay that treatment with a solid, reliable work ethic.

“These are the professionals who value integrity and quality work,” says Mr. Daddario. “They care about putting a roof on for you, like they would care about putting a roof on their own home. Those people are hard to find.”

He recommends exercising caution when dealing with contractors whose prices are markedly lower than their competitors. Often, he says, they figure out some other way to build the difference into their margins.

Similarly, keep in mind that an uninsured contractor will nearly always deliver the lowest bid. Given the nature of roofing work and the potential for catastrophic injury to a worker, Mr. Daddario recommends against using uninsured contractors for any reason. He even cites cases, though infrequent ones, of contractors presenting expired certificates of insurance.

“It’s a document with a lot of information on it. And the expiration date is hidden in there,” says Mr. Daddario. These types of problems have worsened with the economic instability of the last few years, he says.

Q: How will I know when I need a new roof?

A: We can tell you. Over the years, you wouldn’t believe how many people tell us that three roofers told them they need a new roof, particularly on a shake roof. I’ll look it over and assure them it can be repaired. You may have another four to five years of life left in it. The repair is going to be, say $800, and the new roof would have been $11,000. We’re very honest and confident in our ability to repair a roof.

Q: Do I need to vent my roof?

A: The heat radiates down into your house, making it significantly warmer. This can also cause the shingles to fail prematurely. Proper venting alleviates these problems.

Q: Can you put in venting for me?

A: Yes. Whether its standard eyebrow vents, ridge venting, solar-powered attic fans or electric powered, we’ll make sure your venting is well designed and suited to its purpose.

Q: How long will my roofing project take?

A: We typically complete projects in two days. I’m careful to tell people: that’s not because we hurry through. It’s that we work on one project at a time with a single large crew. They’re very hardworking, very efficient and very professional.

Q: Do you warranty your work?

A: Our warranty is as strong as any in the industry. It’s a 10-year workmanship warranty on re-roofs. Plus we typically offer a one-year leak-free warranty on repairs. Many companies will not warranty the entire roof. They warranty repaired areas only, which doesn’t really protect the consumer.

Q: How do I prepare for a roofing job?

A: We have a handout, a line item list of things for you to do. Most of it is fairly simple, like moving your vehicles out of the garage and driveway. Typically there will be some dirt and debris that can get into the garage, so we recommend covering up things that you don’t want to get dirty. We can provide help if needed.

Steve Daddario: Up on the Roof

CAPITOLA — After taking a break from college to focus on saving money, Steve Daddario figured he’d be back the following year. However, it wasn’t long before he encountered a totally different form of higher education. “At age 22, I was married and attending college with plans to become a minister,” he recounts. “When my wife and I found out we were expecting, I decided to take a year off from school to prepare for our upcoming expenses. A friend of mine was a roofer, and he offered to train me and give me some work, so I took him up on it.”

It didn’t take Steve long to realize he’d found his true calling up on the roof. “Once I got into the trade, I never looked back,” he says. “I really enjoyed being outside and working with my hands. I stuck with it and was contracting by the time I was 28. In 1982, I started life as a roofing contractor, and more than 30 years later, I’m still at it. It’s been quite a ride!”

Originally from Seattle, Washington, Steve resides today in Santa Cruz with his wife, Dawn, where he appreciates the laid-back atmosphere. “I enjoy living in Santa Cruz; it has a really mellow, small-town feel, as opposed to the hustle and bustle of San Jose, where I previously lived for about 20 years. Plus, I love to surf, so it’s really a perfect place for me.”

When he’s not out catching waves, Steve spends most of his time outside of work fishing, playing music and hanging out with family. “Dawn and I have three adult children and two grandsons, all of whom live in the Bay Area, so we get together pretty often for birthdays and holidays. I also love to go fly fishing when I get a chance, as well as play bass guitar for our church worship team. I was in a Christian band for about 10 years that did prison ministry, performing for inmates throughout Central and Northern California, so music has been a pretty important part of my life.”

In regard to his life and career, Steve espouses the importance of treating others well. “Early in my career, I promised myself that if I ever went into business, I would regard people as more important than profits,” he explains. “That continues to be a core value for me, which I think is why our company feels more like a family than a business. I find when you treat people with respect and reward them—both tangibly with money and intangibly with praise—they develop a sense of pride and ownership, which results in better morale and performance.”

When asked what his future retirement might look like, Steve says he’ll have no trouble finding uses for the extra time. “I’d like to do some more traveling, surfing and fishing. I’ll also invest more time toward people, whether in my personal friendships, my church or charitable activities.”

    CAPITOLA — So, your house needs a new roof. You’ve received bids from three different roofers, and as you look them over, you see a lot of variation, from the scope and materials to the price. What are you to make of this? What could account for all these differences if the bids are for the same job? Which roofer is giving you the most accurate price?

    One way to gain some insight is to solicit the help of the roofers themselves to explain the differences to you. Here’s a good strategy: Hide the price on roofer A’s bid and send it to roofer B. Ask them to explain why their bid may have more merit or benefit than the other. Do the same with the proposals from roofers B and C. This will help you figure out which of the bids offers the best value.

    Another thing to look at is the level of detail each bid provides. As they say, the devil is in the details, and there are lots of things that can be missed in a proposal. A roofer that pays close attention to the details of the job is likely a better bet than one whose bid only covers minimal details.

    Also, never assume the bid with the lowest price is your best option. You always want to get a good value for your money. You don’t go to the cheapest restaurants or buy the cheapest cars, so why would you buy the cheapest roof?

    CAPITOLA — While some roofers have no qualms about selling a new roof regardless of the circumstances, an honest one will provide alternative options to replacement when possible. In many cases, a roof’s lifespan can be substantially extended through repairs, which delays the need for replacement. However, there are a couple of key factors that go into determining whether a roof should be repaired or replaced.

    One important factor is the roof’s age. Since every roof style has a specific life expectancy, knowing the current age of your roof will help you determine the best course of action. For example, if you have a 15-year-old medium shake roof, you know it’s still five to 10 years shy of its 20- to 25-year expected lifespan, so repairs would be a good investment. However, if your roof is at or beyond its life expectancy marker, repairs may not be worthwhile since you’re due for a replacement soon anyway.

    Another factor to consider is the roof’s condition. When a roof is in poor condition, repairs may not be cost-effective, especially if they aren’t going to substantially extend its lifespan. In this case, you’d be better off investing that money toward a replacement. On the other hand, if a $1,000 repair job will buy you another five years of performance, the numbers make sense.

    Keep in mind that most roofs require maintenance and repairs at some point during their lifespan. This is especially true of shake roofs, which need to be tuned up at about 12 to 15 years of age. Tile roofs also have specific maintenance needs, such as having valleys cleared of debris. In particular, we’re taking more and more advantage of silicone fluid applied membranes. For a lot of great reasons, they tend to be a lower reroof cost. Many times you can indefinitely sustain the life of your existing roof by going over it with a fluid applied membrane. These membranes are very easy to maintain, they’re hostile to growth, and the silicone coatings are typically impervious to standing water. They have a tremendous life expectancy. We’ve seen anecdotally that they last 30, 40 or even more years than that. And the other thing about them is they’re energy efficient. A white Title 24 compliant silicone membrane can radically cool the roof temperature and thereby making the comfort level of the home inside much more appealing. So, just so you know, fluid applied silicone membranes are a great advance to our industry, and perhaps something you’ll be able to take advantage of.

    Diamond Certified Expert Contributor, Steve Daddario: Many times we’ll go out to do an estimate for a new roof, and after evaluating the condition of the roof, we’re able to recommend repairing the roof rather than replacing it.

    Assuming that the roof was properly installed and has been reasonably maintained, each type of roofing has a typical life expectancy. If you don’t know the age of your current roof, we’re generally able to tell the age of the roof, based on its condition, within a few years. For instance, cedar shakes typically last 20 to 30 years. Composition shingle roofs can last 20 to 35 years, although the newer generation of shingles can last up to 50 years. Concrete tile roofs and clay tile roofs generally last 50 to 60 years, while [00:00:49 unintelligible] built-up roofs, such as tar and gravel, or modified asphalt roofing, typically last 15 to 25 years.

    Another good tool to determine whether or not your roof can be repaired is whether the roofing company looking at it can offer a one-year leak-free warranty on the entire roof. If they can and extend the life of your roof, then generally they’re going to recommend repairing the roof. If they can’t, then it’s probably time to put a new roof on. Having options is a good thing. And the option to repair your roof and extend its life is definitely a good thing to have.
