When taking on a remodeling project, make sure you don’t skimp on structure. There are many ways to keep a remodeling project under budget, but according to Gregory Danz, owner of G. D. Enterprise in Redwood City, cutting back on structure isn’t one of them. “You can’t cut corners on a concrete or wood structure because it has to meet a minimum code requirement,” he explains. “If there’s any money to be saved on a project, it’s on the finishing end, not the structural foundation end.”
If you need to remodel on a budget, many contractors recommend completing the project in gradual stages, which will allow you to give each phase the attention it requires. In some cases, this means starting with the mere structure itself—the “shell” of the remodel. This includes not only handling the wood and concrete work, but also having the interior plumbing installed in anticipation of installing fixtures. In addition, the beginning phase of remodeling includes a significant amount of permit costs, which is something homeowners often overlook when calculating a preliminary budget.
There are many ways to save money on the finishing end of a remodeling project, such as choosing between Formica and granite countertops or between tile and linoleum flooring. These kinds of details are of less importance than the structure, but they can still have a considerable impact on the overall cost of the project, which is why homeowners should focus the bulk of their budget cuts here. A: Barring any unforeseen variables, we can complete most jobs within three or four days of the initial estimate. Also, we don’t have to wait for subcontractors because we handle everything in-house, which speeds up the process even more.

A: Our bids are highly accurate because we break things down with much more detail than most contractors. Greg Danz: Unshakeable Roots

REDWOOD CITY — Heading into college, Greg Danz was determined to transcend his family’s roots in the trades, but he ultimately found them harder to shake than he’d anticipated. “Most of my family is in the trades, including my uncles, who are contractors and electricians,” he explains. “Following high school, I went to college with plans to pursue a different kind of career and ended up studying finance. After graduation, I got into property management and did some speculative real estate on the side. My brother and I bought and flipped a house, which gave me some hands-on experience with home remodeling and repairs. As it turned out, I became a professional building contractor, so even with a degree in finance, I still got sucked back into the trades!”
Despite not working in the financial sector, Greg says his education wasn’t wasted—on the contrary, it still comes in handy on a regular basis. “A lot of contractors will give their clients numbers and assume they’re going to make money, but they don’t know how to calculate things like net profit versus gross. So, from a business standpoint, having a finance background has helped me a lot, especially when it comes to doing project estimates.”
Today, as owner of G. D. Enterprise, Greg says his favorite part of his job is the challenges it entails. “Almost all of my work is residential, and we work with a lot of older homes, so there’s the constant challenge of how to bring things up to code while preserving the home’s integrity and antique style. It’s like a puzzle—you have to find a way to make it work, and that’s a challenge I really enjoy.”
A lifetime resident of Redwood City (where he lives with his wife, Brigit, and daughter, Emma), Greg expresses his appreciation for his hometown roots. “Being born and raised here, I have a lot of great connections, which is a big advantage. I’m constantly running into people I know, whether at the store or on the street, so it’s nice to be so connected to my community.”
Outside of work, Greg engages in a wide range of interests and pastimes, from wine tasting to outdoor activities. “My wife and I love spending time in the wine country,” he affirms. “We’ve actually made wine on a novice level, which was a lot of fun. I’m also a big outdoorsman and enjoy hunting and fishing, both at our family’s property in Montana and up north in Oregon and Washington.”
In regard to a professional philosophy, Greg espouses the value of simple honesty. “I consider myself a straight-shooter—I give each client the best job I can for a fair price,” he says. “A lot of contractors try to take advantage of people, but it’s really not necessary. If you simply do right by the customer and deliver a quality product, you’ll have that customer for life. A lot of my business comes from repeat customers, so it goes to show that honesty and quality go a long way.”
When asked what his future retirement might look like, Greg says it’ll likely involve a mixture of country and city living. “We own property in Montana and I’d like to retire there, but my wife is more of a city girl, so it might not work out. Instead, we may end up moving to the wine country, where we can enjoy the slow pace of life and beautiful scenery while still being fairly close to the city. Plus, maybe we can get more involved in winemaking.”

    REDWOOD CITY — If your home was built prior to the 1960s, it may still have its original knob-and-tube electrical wiring, a precursor to modern Romex wiring. While it would be excessive to say knob-and-tube wiring is dangerous, there are some potential safety concerns. The main one is that its sheathing tends to decay and fall apart over time due to high heat exposure. This can create an unsafe condition—you don’t want heat conductors coming into contact with metal boxes and light fixtures.

    To avoid this safety risk, consider replacing your knob-and-tube wiring with Romex. In a Romex cable, all wires are securely housed within a vinyl sheathing, which insulates and protects them. You’d be surprised how many homeowners don’t take the time to do this and simply expect their contractors to have all the answers. Your contractor’s job is to translate your vision for the project into reality, but if you don’t have a vision, there’s not much to work with. That’s why you should come into the meeting with at least a rough idea of what you want and how much you have to spend.

    Consider the following steps to prepare for your meeting:

    • Look through remodeling magazines and cut out pictures of designs and materials you like. In addition to helping you gather ideas for your project, this will give you a visual aid for communicating them to your contractor.
    • Make a list of features you’re looking for with your project. Divide these into two categories: “wants” and “needs.”
    • Estimate the project’s budget. Your budget will determine the scope of the project, as well as the kinds of features and materials you can afford.
    • Research materials and appliances to get an idea of what’s available and what would work best for your project.

    Diamond Certified Expert Contributor, Greg Danz: Today’s tip is some things I have in mind when you meet with a contractor for your prospective project. Take the time to do your homework. Make a list of things that are wants, needs and also the budget that you’re planning on.

    You’d be surprised how many people don’t take the time to do this before they meet the contractor. I walk in. They meet with me, and they expect me to have all the answers. I’m here to make your project the best I can for you. Unless I know what you want from a budget, materials, style, I can only do so much to make it a pleasant experience.

    Sometimes it’d be better to meet with a designer or an architect before the contractor gets brought in. I’m here to basically take your ideas, build them the best I can at a reasonable price for you the consumer.

    Take this job, for example. This started off as a simple laundry upgrade and a small bathroom. After the walls were down, the homeowner started getting ideas of what could be. We are now on the third phase of this project and it’s growing and cost over-runs and change orders end up- Even though it’s going to be a beautiful project when it’s all done, if we took a little more time up front with this project, we’d have a much smoother transition both from a timeline as well as a price point.

    So take the time to do your homework. Get a wish list, materials list. Talk to your contractor, and hopefully they can explain to you the pros and cons from both the cost and [00:01:32 usable] standpoint so you’re not wasting valuable time and money. Thank you.

    REDWOOD CITY — Host, Saran Rutan: If you’re having your home remodeled, take the opportunity to upgrade any outdated electrical components. Today we’re in Redwood City with Diamond Certified Expert Contributor Greg Danz of G. D. Enterprise to learn more.

    Diamond Certified Expert Contributor, Greg Danz: Today’s tip is to talk about electrical upgrades when you’re doing a remodel. As you can see, a lot of homes built back in the forties, fifties, and sixties use knob-and-tube wiring. Knob-and-tube wiring is fine. It’s fairly safe, but as you can tell each conductor is independent. Neutral, hots are run independently from each other.

    Modern wiring, which is called Romex, all your conductors are inside of vinyl sheathing, which protects them. First of all, it’s an insulator. The benefits of replacing knob-and-tube is it’s safer.

    The knob-and-tube wiring over time, the sheathing on this wiring gets hot, old, brittle, and it falls apart and decays. You’ll notice many times when you change a light fixture, you go to touch the wires and all the sheathing on the wiring is gone. It’s decayed from the heat. That’s unsafe. You do not want heat conductors touching metal boxes and metal light fixtures.

    With Romex, it’s all contained, plus it has a ground. Knob-and-tube wiring does not have a ground. That’s why you’ll see some homes have a two-prong receptacle versus a three-prong receptacle. The third prong is a ground wire, which knob-and-tube does not have.

    So, when you’re taking the time to do a remodel, take the time to spend a little extra money and remove as much knob-and-tube wiring as you can, and upgrade to Romex. Your insurance company will be happy, and it will be much safer for you and your family. Thank you.
