Q: If I sign up for a maintenance program, how often do you need to come to my home?

A: We perform a maintenance check four times a year, timed with the season. In the spring, we do things related to summer entertaining; in the fall, we prepare for the coming rains. We perform some tasks more than once a season, like gutter cleaning.

Q: Do I have to be home while you’re working?

A: No. Our technicians are very trustworthy and know exactly what needs to be done to your house. In fact, we have the keys to about 85 percent of our clients’ homes, which gives you an idea of how much they trust us. Also, we make sure to document each visit with a follow-up email or report.

Q: Do I have to use your company if you find problems that need to be repaired?

A: No. You retain the right to choose any company you want to make repairs in your house. The basis of each of our contractual relationships is as a maintenance and care service. Many of our clients choose to have us follow through and fix their problems, but others choose to have another company do it.

Q: Is there a benefit to having your company handle my repairs instead of an outside service?

A: Yes. Since we already know the details of your house, we can often handle the repairs much quicker than an outside company. When electricity needs to be shut off, we know where the electrical panels are. When water needs to be shut off, we know the specifics of your house’s plumbing system. Also, because we maintain an ongoing relationship with each client, we’re able to offer very affordable rates and stand behind every repair.

Q: How much do you charge for repairs?

A: For less complicated work like pressure washing or painting, we charge $75 an hour. For more extensive repairs such as electrical work or cabinetry repairs, we charge $95 an hour. Most of our services are in the $89 range, and all work can be done on a bid basis.

Steve Spratt: A Passion for Preservation

LOS ALTOS — As owner of HPS Palo Alto, Inc., Steve Spratt has made a livelihood of maintaining Bay Area residences. However, when it comes to putting a label on his company’s service, he’s quick to distinguish it from the contiguous field of property management. “Our name stands for Home Preservation Services, and we like to think we provide a ‘stewardship service,’” he explains. “Unlike property managers, who tend to wait until things break before fixing them, we promote the ongoing health of our clients’ homes through regular maintenance visits. By proactively identifying potential problems, we can bring them to a homeowner’s attention and address them before an expensive catastrophe occurs.”

Steve hasn’t always been in the home preservation business; rather, he began his professional life behind a desk. “I graduated from college with a business degree and went into accounting, but I didn’t really enjoy working in an office setting every day,” he says. “So, when my wife’s father, who was a general contractor, asked me to work for him, I agreed. Later, while I was building custom homes, a couple of my clients said they wished they had my expertise when it came to taking care of their homes after the fact. That got me thinking about a way I could make a business out of home maintenance, and pretty soon, HPS Palo Alto was born.”

As a resident of Palo Alto (where he lives with his wife, Italy), Steve says he appreciates the wide range of people his work brings him into contact with. “I have clients who are involved in all kinds of fields, from professional athletes and coaches to renowned authors and Nobel Prize winners. Getting a chance to meet and get to know these people is very fun and inspiring.”

Outside of work, Steve is an avid audio enthusiast who spends much of his time enjoying his sizeable music collection. “I love jazz music, and I collect records and vintage Hi-Fi equipment,” he says. “I recently sold a collection of more than 14,000 records, which is about the same size as the collection I kept.” When he’s not at home listening to music, Steve often accompanies his wife in her livelihood as a rodeo rider. “Italy is a professional rodeo participant, so that keeps us pretty busy on the weekends with all the traveling and competing.” Additionally, Steve takes time to keep in touch with his four grown daughters, one of whom works at HPS Palo Alto.

When asked about a personal philosophy, Steve cites a phrase coined by writer Joseph Campbell. “One of Campbell’s famous quotes is, ‘Follow your bliss,’ and I think my whole life is a result of doing just that,” he says. “When I got out of school, I was trained as an accountant, but that didn’t really excite or stimulate me—I just happened to be good at numbers. However, it did lead me to relationships that eventually got me into the building business, which then led me to where I am today. So, I feel like my whole life is an example of following your bliss and allowing that energy to draw you to where you can perform at your highest level.”

When asked the first thing he’d do if he were to retire tomorrow, Steve says he’d spend more time listening to music—that is, after tackling a long-deferred building project. “My wife wants me to build her a new barn, and I haven’t had time to get to it yet, so I’d probably do that first. Then, I’d set up a permanent listening room for my jazz records, as well as get connected with other audiophiles and just share the enjoyment of music.”

Q: Do you have a favorite jazz artist?
A: That’s a tough choice. The history of jazz is full of innovative figures like Charlie Parker, John Coltrane and Duke Ellington, but I think I’d have to go with Louis Armstrong. Besides being one of the great musical innovators, he was an unbelievable guy, with a sense of humility I wish more performers would emulate.

Q: If you could immediately master a musical instrument, what would you choose?
A: I really admire trumpeters and how they can make such a wide range of sounds simply by blowing through a piece of metal. However, I’d probably go with piano, just because it’s so versatile.

Q: What’s your favorite thing to do on a rainy day?
A: Throw on a record and make some chamomile tea.

Q: What’s the best gift you’ve ever received?
A: My dog, Bella. My wife got her for me, and she’s been my buddy and traveling companion ever since.

Q: What are your favorite TV shows?
A: “Dancing with the Stars”—which I watch with my wife—and “Ancient Aliens.”

  • How to Prevent Efflorescence on Masonry Surfaces

    PALO ALTO — Have you noticed white, powdery blotches on a stone, concrete, or tile surface in or around your home? This phenomenon is known as efflorescence, a common blight that can affect any masonry surface.

    Efflorescence is seen most often in areas like joints and grout lines, and it can occur on both flat and vertical surfaces. It’s caused when moisture is drawn into a masonry material via a process known as capillary action—the same process that allows tree roots to transfer water from the soil up to the leaves. As moisture is drawn through the masonry material, it becomes saturated with minerals and salt. When the moisture finally reaches the outer surface of the material, it evaporates, leaving the minerals and salt behind. This is what creates the chalky deposits that are often found on stone, concrete and tile surfaces.

    The tricky thing about efflorescence is it can occur even where there are no obvious signs of moisture. Worse still, once efflorescence has taken effect, it’s very difficult to correct. You can remove it by scrubbing with a stiff brush and muriatic acid, but unless the moisture is dealt with at its root, the condition will almost inevitably return. In rare cases, the moisture will evaporate on its own, but usually, it needs to be eliminated so the masonry can dry.

    Naturally, the best way to avoid efflorescence is to prevent it from happening in the first place. One smart step is placing moisture barriers directly beneath any concrete or mortar base material. You can also make a stone, concrete or tile installation less prone to efflorescence by using materials with low salt and mineral content, as well as reducing the amount of water used in concrete or mortar mixes and allowing them to thoroughly dry.

    Another helpful step is incorporating proper drainage measures during construction. For exterior walls, drainage space and weep holes must be in place to allow water that enters the interior or backside to escape through the bottom. Additionally, waterproof flashing or cap material should be installed along the top of any exposed walls. These proactive measures will go a long way toward preventing efflorescence.

    LOS ALTOS — Host, Sarah Rutan: When it comes to preventing water damage to your home, one crucial aspect is maintaining your rain gutters. Today we’re in Los Altos with Diamond Certified Expert Contributor Steve Spratt of HPS Palo Alto to learn more.

    Diamond Certified Expert Contributor, Steve Spratt: So, there’s two or three places in every home that are critical to maintain to prevent water damage, and this is one of them. The rain gutter and downspout system in the home is critical to that. More damage is caused by rain gutters and downspouts that aren’t functioning properly than all the natural disasters in the United States combined. That’s huge. That’s a huge number if you think about it.

    What happens is, if the water isn’t controlled coming off the roof then it can either splash back on the house, damage the doors, windows, siding. It also gets down too close to the foundation and soften the foundation, and you get settlement and cracking in the foundation. So, real critical to get that water controlled coming off the roof and channel it away from the structure where it can’t do any damage.

    This particular gutter and downspout system are real nice because it’s Zinc, lasts a long time, and it’s easily demountable so that if it does get clogged up, you can take it apart. There’s a little screw mechanism here and a hinge so that if the joints where it connects can easily be taken apart without any tools. It also has this neat little trap door filter feature here, not only filters the water before it gets into the drain, but it makes it real easy to clean any debris out.

    Now another thing, if you don’t have an easily maintainable system like this, is you just have to keep the trough of the gutter clean so that material doesn’t get down into the downspout – clog it up. One of the things you can do Is put a gutter protection system in along the roof line, in the gutter. And basically, those things keep the material from getting down into the trough of the gutter, but allow the water to pass through. That’s real important because if any part of this length gets clogged up then it will cause an overflow and you’re right back to square one.

I think they do a great job.

They are on time, they have the ability to do a variety of things, and when I say that, I mean they do them all professionally. They are not the type of handyman service that just wings it and hopes the repair works. They know what they are doing.
