If you’re thinking about buying a home, make sure you’re aware of the latest real estate rules. Gone are the days of low or no down payments, borrowing the full balance of your loan, fast escrows, and easy prequalification to home buying. Since the housing market upheaval of 2008, buyers now face a limited approval process, harder-to-find loans, limits on loan amounts, and longer waiting periods before the close of escrow. However, savvy buyers know that finding the right real estate agent to walk them through the process can alleviate frustration and get them into their dream homes with fewer missteps.

According to Pete Lommori, co-owner of Lommori Stahl Group of Re/Max Star Properties in Pacifica, home buyers should be prepared to undergo a lengthy approval process that takes into account their principal, interest, taxes, insurance and long-term debt rather than their gross income. “Unfortunately, this limits a lot of buyers,” he says. “Rates can be higher if you don’t qualify for a 30-year fixed loan, and the process can be slow and require a lot of documentation and signatures.” Mr. Lommori advises buyers to stay patient and give themselves extra time. Having paperwork, documentation, and other necessary items on-hand can reduce wait times and hasten the process.

Knowing your budget and using that information wisely can get you into a home without putting you deep into debt. “I always recommend overbidding if you’re shopping for a new home in certain Bay Area locations,” says Christine Stahl, Mr. Lommori’s business partner. “Many smart buyers look for properties that are priced under what they’re qualified for because they know they may have to overbid to get into a home.”

Being able to use technology wisely also helps today’s home buyers and sellers. “Zillow, for example, prices homes by taking an average in the area, but it doesn’t actually account for your home’s specific features,” cautions Mr. Lommori. “Instead, I recommend hiring a local agent who can give you a market analysis that’s based on your home’s size and condition, any remodels or upgrades you’ve done, and other information that will give you an accurate price. A hands-on agent will show your property, write offers, coordinate inspections and be there for you from start to finish.”

Christine Stahl: In Her Father’s Footsteps

PACIFICA — When asked how she became involved in the real estate industry, Christine Stahl credits the early influence of her father. “My father was a real estate broker and had his own office in Pacifica,” she explains. “When I was deciding what I wanted to do with my life, my father’s business partner suggested I go to work for him and have him teach me the business. I took her advice, got my real estate license and joined my father’s team.”

Five years later, Christine’s father unexpectedly passed away, which left her not only in a place of personal grief, but also at a professional crossroads. “After my father passed away, I had the choice to take over his company or continue working solo as an agent,” she says. “I decided on the latter, as I really enjoyed working hands-on with buyers and sellers.” Not long after, Christine was offered a proposition from industry colleague Pete Lommori. “Pete and I knew each other from working together on past transactions, and after my father passed, he suggested we join forces and form a team. The more we talked about it, the more it seemed like a good idea, so we made it official in 1995 and have been working together ever since.”

Today, as partner at Lommori Stahl Group of Re/Max Star Properties, Christine says her favorite part of her job is helping clients prepare for major decisions. “For most people, purchasing or selling a home is one of the biggest decisions they’ll ever make, so I like being there to walk them through that process. By sitting down with them, determining their needs and putting together a plan to meet their goals, I’m able to give my clients greater confidence in making their big decisions.”

A longtime resident of Pacifica, Christine expresses her adoration for the Bay Area. “I was born and raised in Daytona Beach, Florida, so I’ve always loved the coast and the ocean. When I came to the Pacific coast, it immediately felt like home. The surf, the sunset, the mountains, the clean air…we’re simply surrounded by beauty, so I feel very fortunate to live here.”

Outside of work, Christine spends much of her time enjoying the local landscape and searching for hidden gems. “I like to explore different areas of Northern California, including the coast and Wine Country,” she says. “There’s so much to see and do around the Bay Area, and I’m always coming across new things.” Additionally, Christine enjoys spending time with friends and family; going on walks with her dog and company mascot, Rockaway Ricky; and volunteering her time to benefit her community. “I’m on the board of a local nonprofit called Pacificans Care, which raises funds for the four core social service agencies here in Pacifica.”

When asked the first thing she’d do if she were to retire tomorrow, Christine says she would expand her exploratory horizons beyond the California border. “I would definitely travel more. In particular, I’d like to visit some of the national parks around the country. I love nature and have been to a few parks, but there are a lot more I still want to see, so maybe I’d rent an RV and go on a national park tour.”

    Curb appeal – very, very important, because people like to drive by and look at a property. So, we may recommend some extra flowers, painting the front door, those kinds of things.

    Staging – staging has become huge in the last seven to eight years. Buyers these days actually expect a home to be staged. Sometimes we stage with all new furniture; sometimes we stage with the seller’s furniture, or a combination thereof.

    Painting- painting the interior and exterior of a property. That is the least expensive way to bring the most benefit to a property when getting ready to sell. Fresh paint.

    If you have hardwood floorings, we can recommend a company to come in and polish up the floor, or refinish the floor.

Pete Lommori: Ready for Takeoff

PACIFICA — Pete Lommori originally planned on having a career in aviation, but even after his aspirations were grounded, he found a way to elevate his professional prospects. “My father was a real estate broker, but I never planned on following in his footsteps—I wanted to be a pilot like my Uncle Bob,” he remembers. “After high school, I enrolled in the aeronautics program at College of San Mateo. Unfortunately, that was right when the Vietnam War was happening, and I got drafted. When I returned, I was unable to find work as an air traffic controller, much less as a pilot. My father suggested that I get my real estate license and come work for him, so that’s what I did.”

Soon after initiating his real estate career, Pete found that he enjoyed the work and decided to stick with it. Twenty years later, he took things to the next level by partnering with industry colleague Christine Stahl. “Both Christine’s father and my father owned real estate firms in Pacifica, so we had that in common,” he recounts. “When Christine’s father passed away in 1990, I was working at Re/Max Star Properties and convinced her to come work for us. We started helping each other and eventually decided to form a team.”

Today, as a partner at Lommori Stahl Group of Re/Max Star Properties, Pete aims to change negative perceptions of his profession, one client at a time. “Realtors get a bad rap because people think we’re all about our commissions, but that’s not the case with me and Christine,” he explains. “Naturally, we get paid for what we do, but it’s not about the money; it’s about helping clients reach their goals. That’s the most important thing to us.”

A resident of Pacifica, Pete appreciates his central proximity within the Greater Bay Area. “I like how convenient this area is to everything,” he says. “Even better, as a Harley-Davidson owner, there are plenty of beautiful places for me to ride, from the coast to the redwoods.” When he’s not on a motorcycle ride, Pete likes playing golf, driving his Corvette convertible, and enjoying the rich array of wine and food to be found in the local area.

In his life and career, Pete espouses the importance of honesty. “I believe in telling the truth, even if it hurts,” he says. “That’s the only way to operate, both in business and in your personal life. It’s not always easy to be upfront and honest with people, and sometimes things don’t work out, but it’s better in the long run than being dishonest.”

When asked the first thing he’d do if he were to retire tomorrow, Pete says he’d take a long motorcycle trip. “I would travel around the United States on my Harley. I could also see myself getting an RV—that way, I could drive to where I want to be and spend a few days exploring the area on my bike. That might be the way to do it.”

A: Italy. I’ve been there before, but I still want to visit the town where my grandparents came from, which is in the Tuscany region. The town is called Lammari, which is where my last name originates from.

A: Oldies but goodies, from the ’50s all the way through the ’80s.

A: A 1967 Pontiac GTO convertible. I used to own one, so it would be fun to get one and relive the past.

Our society is getting older, and when we meet with the clients that are selling their home and retiring, we have to discuss capital gains. These folks have bought these properties way back when, when they were very inexpensive, and, now, with the appreciation we’ve incurred, they are looking at possible capital gains.

    So, we sit down with them and instruct them and refer them to tax experts, so they know, going in, how much they’re going to have available to retire when they move. Secondly, estate planning — we get clients coming in that have no estate planning. They don’t have a will or a trust, and it could adversely affect their heirs. We also recommend that they see an estate attorney, and we highly recommend a trust being the best to avoid capital gains when and if they sell the property or their heirs inherit the property. That’s your tip of the day.
