Comparative Summary

Richard Choy started Sure Roofing & Waterproofing out of the back of his pickup truck in 1981. Since then, he’s seen his company grow to become a leading provider of residential and commercial metal roofing in the San Francisco area. Owner Richard Choy credits that growth to the firm’s experience and professionalism. “Our two foremen have been with the firm since its founding, and the majority of our workers have been with us for more than 10 years. They’re all journeyman-level workers, not apprentices. It’s the same crew on every job.”

Sure Roofing & Waterproofing also has its own fabrication shop. “A major issue for the success of any roofing job is how well the flashing detail is done,” says Mr. Choy. “Since we have our own shop, we can custom fabricate all those flashings according to the condition of the roof and structure from various types of materials, like Spanish tile or copper. When a job is complete, customers can expect Sure Roofing & Waterproofing to conduct a thorough follow-up, usually in four to five years (just before the warranty expires). “We check to make sure there’s nothing that needs to be done,” says Mr. Choy. “We’ll come by, inspect the roof and ensure it’s in good condition.”

Ensure all parts of your roof are designed to last for the entire life of the roof itself.

Richard Choy, owner of Sure Roofing & Waterproofing in San Francisco, says flashing is often the first victim of roof degradation. “Sometimes, flashing fails after 15 years, so a 30-year roof turns into a 15-year roof. When you hire a roofing contractor, make sure they apply double protection to high-risk areas. That way, the entire roof lasts equally as long.”

When it comes to roof maintenance, Mr. Choy says the best thing a homeowner can do is ensure overhanging trees don’t shed debris that blocks drainage. “Checking for debris buildup is easy and has a high pay-off.”

The roofing industry is somewhat notorious for disreputable contractors, but property owners don’t need to fall prey to them. Checking a roofer’s credentials is relatively easy. Licenses and any records of formal complaints can be checked with a quick visit to the California Department of Consumer Affairs website.

Mr. Choy recommends checking with past customers to see how satisfied they are with a roofing contractor’s work. “Get to know what kind of work the roofer does. Customers need to check with references and past clients, and good firms are more than happy to provide them.”

Q: Can I ask questions about a bid package I’ve received from your company?

A: Absolutely. It’s important to us that you’re absolutely sure of the contract’s terms before you sign. We’ll try to explain, in very clear language, the descriptions of work and payment terms set forth in the contract. But if your question is of a legal nature, you may want to consult a lawyer who practices construction law in California.

Q: Do you require a deposit before work starts?

A: No. Our standard contract requires an initial payment that’s due when work begins.

Q: Can I make changes to the work set forth in my contract?

A: Yes. If we’ve received a signed contract from you, or if work is already underway, contact us to discuss the changes you wish to make. If you haven’t mailed the contract yet, contact us to discuss the changes. We’ll then revise the contract to reflect those changes.

Q: How much time does an estimate typically take?

A: A residential estimate typically requires 30 minutes. Commercial estimates usually take longer, depending on the scope of work and the size of the property.

Q: Do you charge for estimates?

A: No.

Q: Do you need to enter the building to conduct the estimate?

A: No, provided the area to be serviced is accessible from the outside by a 30-foot ladder.

Q: Do I need to be home during the estimate?

A: If we can access the area to be serviced, your presence isn’t required. But we highly recommend that you’re there. The estimate is an opportunity for you to point out problem areas and start evaluating our team and their professionalism. We believe in the importance of building a rapport with you sooner rather than later.

Q: What comes after the initial estimate?

A: You can expect to receive a bid package in the mail within two or three business days. It contains a contract, photos, literature and product samples. Please review these materials carefully.

Q: What forms of payment do you accept?

A: We accept personal and business checks, money orders, cashier’s checks, Visa and MasterCard.

Q: When are payments due?

A: Our residential contracts usually require a portion of the contract sum to be paid the moment work begins, and the balance when the job is complete. Commercial contracts are paid in phases, according to a set schedule. The schedule is determined by project milestones such as material delivery and completion of a certain proportion of work. We propose a detailed payment schedule with each commercial bid submittal.

Q: What’s your lead time?

A: Our lead time during the summer season is approximately four weeks for major projects (such as roofing and siding). Off-season lead times usually range from one to two weeks for major projects. Minor work can usually be started within a few days.

Q: Can you provide an exact start date for my project?

A: We can schedule a mutually acceptable target start date, but the actual start date is subject to change according to weather conditions and the projects scheduled to take place in advance of yours. It’s reasonable to expect a delay of one day for each day that it rains between now and then. We also stress the challenges of accurately determining the time requirements of ongoing work; this is especially true at the height of the roofing season, when lead times are longest. Finally, higher scheduling priority is given to properties in need of immediate attention. The best we can do is provide a target start date now and keep you informed, on a regular basis, of expected scheduling changes. We appreciate your understanding.

Q: My job is scheduled. What kind of preparations am I responsible for?

A: Enclosed with our bid package is a pamphlet titled, Before the Big Day. Please review the pamphlet carefully and ensure all requirements set forth are met prior to the start date. We may not be able to start work otherwise. If we ask to use your driveway, please ensure it’s available the day the job is scheduled to start. If the driveway is the only exit from a shared parking lot, it’s especially important that the people who use the parking lot are asked to move their vehicles before work commences.

Q: My project’s start date coincides with street cleaning. Is this a problem?

A: No. In fact, we prefer street cleaning days. When the street is vacant, more parking is available.

Q: What should I expect on the morning of the start date?

A: Big trucks, a host of tradesmen and a lot of noise. Don’t be alarmed—this is normal.

Q: Is my presence at the property required when work begins?

A: We strongly recommend you plan to be there for at least the first half hour. We take extra care to stage jobs in a way that minimizes disturbances to your property, schedule and neighbors, but sometimes we’re faced with choices we can’t make without your participation. After the first half hour, you can resume your regular day.

Q: Do I need to be present throughout the entire duration of the job?

A: No. Most of our customers want to escape the noise.

Q: My residential project is approaching completion. Will you clean up?

A: Removal of work-related debris is included in our scope of services. We go out of our way to remove all dust and debris —especially stray nails—before we pack up for the day. In the unlikely event that we do miss a spot, call and we’ll send a cleanup crew.

Chris Testa: A Sure Trajectory

SAN FRANCISCO — After four decades in the roofing and construction industries, Chris Testa has no regrets about the trajectory his professional livelihood has taken. “I started working in construction while attending college in the ’70s, and from there I got into roofing,” he explains. “What I like about roofing is it’s the finishing touch to any building—it serves both as the protection for the overall structure and its crowning architectural detail. Few people dream of getting into roofing when they’re a kid, and I certainly didn’t, but I ended up here and I’m quite happy I did.”

Today, as sales manager at Sure Roofing & Waterproofing, Chris says his favorite part of his job is meeting and educating homeowners. “Most homeowners don’t know anything about roofing—they look around their neighborhood and that’s their only reference point. That’s why I enjoy educating our clients on roof design and construction, as well as helping them pick products that are going to meet their needs and provide the aesthetic effect they’re looking for.”

Born in England and raised in Canada, Chris resides today in Reno with his wife, Melissa. Outside of work, he spends his time on a variety of hobbies and pastimes. “Growing up in Canada, I played ice hockey and still enjoy playing it today,” he details. “I also do architectural design as a hobby and enjoy doing small projects on my home. Right now, I’m designing a solar roof—I’ve been working on that for a couple of years now.” Additionally, Chris likes taking trips to visit his family. “I have three grown children and four grandchildren. They’re spread out all over, so I do a fair bit of traveling to see them.”

In regard to his professional career, Chris says it’s all about providing solutions. “As a salesperson, I want to be sure that what I’m offering to my clients is going to provide them with real, effective solutions. That’s why I take the time to educate my clients—I want to empower them to make the right choices for their roofs and homes. Ultimately, my aim is to be a problem solver, not just a salesperson.”

When asked the first thing he’d do if he were to retire tomorrow, Chris says he’d fulfill a longtime fantasy. “I would run to the ocean and throw my cellphone out as far as I could. No joke—that’s exactly what I’m going to do when I retire. After that, I’d probably split my time between visiting my family and being a beach bum.”

It doesn’t matter whether you buy the cheapest roof available or the most expensive—either way, it’s a big, messy job that costs a lot of money. For this reason, it’s wise to maximize your investment by buying the best roof you can afford.

    In many cases, what separates a quality, long-lasting roof from a cheap, short-lived roof is the seemingly minor details. For example, one of the most important parts of a roof is flashing—the metal components that protect the edges and penetrations in areas of the roof that are vulnerable to water intrusion. On the surface, a cheap flashing material like galvanized steel may look just as good as the more expensive options; unfortunately, in 10 years, it’ll already show signs of deterioration. Ultimately, something as minor as cheap flashing can lead to premature failure of the entire roof.

    So, if you need to replace your roof, consider investing extra in the details. For example, instead of choosing galvanized steel flashing, upgrade to stainless steel or copper, both of which are far more resistant to deterioration and corrosion. By spending additional money on these kinds of details, you can maximize both the lifespan of your roof and the value of your investment.

    SAN FRANCISCO — Host, Sarah Rutan: Whether it’s high- or low-quality, a new roof is expensive, so why not invest in the best? Today we’re in San Francisco with Diamond Certified Expert Contributor Chris Testa of Sure Roofing & Waterproofing to learn more.

    Diamond Certified Expert Contributor, Chris Testa: So, my roofing tip for today is to pay attention to the details. When you’re going to replace your roof, it’s going to be an expensive job, regardless of whether you buy the cheapest or the most expensive version. Either way, it’s a big, messy job. And it will cost a lot of money.

    My recommendation is that you buy the best roof you can afford every time. And what separates the good jobs from the cheap jobs is usually in the details. One of the most important details on the job, as you can see from the photographs, are the trims, and flashings, and metal parts that protect the edges and the penetrations in all of what we call the “critical areas.” You can choose the cheapest material, and when it’s new it’s going to look nice and shiny, and like a new roof. Unfortunately, when you buy the cheapest, in this case, galvanized steel, it will eventually rust. This piece is only about 10 years old. It’s already showing signs of deterioration.

    If you want to get a roof that will last the longest, consider upgrading the details. You could upgrade to something like stainless steel, which looks very similar when it’s new. But after being on a roof for 10 years, it shows hardly any deterioration or corrosion. Or, you could upgrade to something like copper, which will last many, many times as long as either of these roofs. And after 10 or 15 years, it’s only looking better, and it’s only beginning to do its job. So, if you want the best roof, buy the best details.
